Most calls we get about cleaning start the same way. Someone turns the split system on for the first warm week of the year, gets a whiff of something musty, and wonders whether a clean is worth paying for or just a nice extra. The next question is always about air conditioner cleaning cost, and the honest answer is that it depends on a handful of things you can mostly see for yourself before anyone turns up.

This post walks through what changes the price, what you should be getting for your money, and how to avoid paying for the same job twice. We have been cleaning systems on the Central Coast for over 15 years, so most of this comes from what we see inside units from Umina Beach to Lake Haven.

A clean and a service are not the same job

This catches a lot of people out, and it is the main reason quotes look so different from one company to the next.

A proper clean goes further into the unit. The covers come off, the coil and the fan barrel (the long spinning drum that pushes air into the room) get treated and washed, and the drain gets flushed. That is where mould and grime actually live, and a filter wipe never reaches them. More hands on time means a higher price than a basic service, so when two quotes are miles apart, check first that they are quoting the same job.

Five things that move the price up or down

The type of system

A standard wall mounted split system is the simplest unit to clean. Ceiling cassettes take longer because the work is overhead and the parts are harder to reach. Ducted systems are a different job again: there is a large indoor unit in the roof space or under the floor, plus the return air grille and filter, and the technician has to work in a cramped space to get to the coil. Expect a ducted clean to be quoted separately from a split system clean.

How many units you have

Getting three heads done in one visit almost always works out cheaper per unit than booking them one at a time. The technician is already there with the gear set up, so the travel and setup are only paid for once. If you have a split in the lounge and one in each bedroom, book them together.

How dirty it is inside

This is the big one, and it is why we inspect before we quote a final figure. A unit that was cleaned a year ago usually just needs a routine clean. A unit that has gone five summers untouched, in a house near the water, with a dog shedding on the carpet underneath, is another story. Heavy mould on the fan barrel or a slimy, blocked drain takes much longer to deal with properly.

Our humid coastal air speeds this up. Moisture condenses on the coil every time the system cools, dust sticks to the wet surface, and mould has everything it needs. If you can see black specks on the louvres (the flaps that direct the air), that is usually the visible end of a much bigger build up further in.

Access

A unit at head height above a lounge is easy. A head mounted high above a stairwell, or a ducted unit in a tight roof cavity with no proper walkway, adds time and sometimes needs extra equipment. It is worth mentioning anything awkward when you book so the quote reflects the real job.

What is included

Some cheaper offers are really a filter clean and a squirt of spray. That is not a deep clean. Before comparing prices, ask exactly which parts get cleaned and whether an anti mould treatment is part of it.

What a proper clean should actually include

Here is how we approach every unit, because it gives you a fair yardstick for any quote you get.

  • Inspection first: checking for mould, dust build up and any sign of water leaks.
  • Disassembly: removing filters, covers and the accessible internal parts so the cleaning reaches the right places.
  • Anti mould treatment: we use eco friendly, hospital grade solutions to kill bacteria and mould spores.
  • Evaporator coil and blower fan: cleaned carefully to bring back airflow and cooling.
  • Drain flush and test: the drain line is flushed and the unit run to confirm it is working before we leave.

The cheapest clean can end up the dearest

We regularly get called to units that were “cleaned” recently but still smell. Nearly every time, the filters were washed and the coil and fan barrel were left alone. The owner has paid once and now has to pay again for the work that should have been done the first time.

Rough cleaning causes its own problems too. The fins on an evaporator coil are thin and bend easily. Push a high pressure spray at them or scrub them hard and you can flatten sections of the coil, which restricts airflow for the rest of the unit’s life. Water sent the wrong way can end up on the electronics behind the coil. Neither of those shows up on the day.

How often you clean decides what you pay each time

We recommend a professional clean at least once a year. Go more often if the system runs most days, if you have pets or anyone in the house with allergies, or if you live close to the water where the humidity is relentless.

Regular cleaning keeps each visit routine. When a unit is cleaned every year, the build up never gets the chance to turn into a thick layer of mould on the fan barrel, so the job stays quicker and more predictable. Leave it for years and the clean becomes a bigger, longer job. Sometimes we find damage that a clean cannot fix at all.

Timing matters as well. Late winter and early spring are the sensible window on the Coast, before the first hot spell sends everyone to the phone at once. Booking ahead of the rush is easier on everybody, and your system is ready when the heat arrives.

Ways to keep your cleaning bill down

A few habits make a real difference between professional cleans:

  • Rinse the washable filters every few weeks during heavy use (the manual shows how they unclip).
  • Book every unit in the house on the same visit.
  • Run the fan or dry mode for a little while after cooling so the coil dries out.
  • Keep leaves and garden clutter clear of the outdoor unit.
  • Call early if you notice a musty smell, rather than waiting for it to get worse.

None of that replaces a proper clean of the coil and fan, but it does stretch the gap between bad smells and keeps each visit routine.
